If you are like me and the other 425,000+ Wake County property owners you got a little bit of sticker shock when you opened up your letter from the Wake County Tax Administration office last week! There's plenty of news articles like the ones HERE and HERE that go over WHAT happened and WHY. What I want to go over is HOW you can legally get it lowered for free through an Informal Review and Appeal in just a few minutes of your time.
1. Confirm the Details
County tax departments do their best, but mistakes do happen. The very first thing is to look up the tax records for your property and confirm the details. You can visit https://services.wake.gov/realestate/ and search by owner name or address to find your property's record. Confirm the details like square footage, year built, and acreage to make sure that the county doesn't have your home listed as larger than it actually is.
2. Consider the Uniqueness
As we previously discussed, counties revalue properties all in the same year. They come up with modeling and use algorithms to mass-revalue properties. Every single piece of real estate is unique. What are some of the things that make your property less valuable that an algorithm would not see? It could be the fact that you're lot is located on a busy road, they're developing the vacant land behind your lot for a new highway or subdivision, or maybe your subdivision has overly restrictive covenants. Anything that would affect your fair market value that is not your basic details is fair game.
3. Contact an Integra Realty REALTOR®
The final piece is to counter the county's value by contacting your Integra Realty REALTOR® for a free Comparative Market Analysis (CMA). An Integra Realty REALTOR® can use their expertise and tools like the Multiple Listing Service (MLS) to show you what the true fair market value of your property is by comparing it to others that have recently sold. They can send you the report to upload or send in with your appeal as evidence of a lower value.
You have options. Don't take the county's word for it. Do your own research. Get some help. It's free and your right as a property owner. If you have any questions at all about the process or if you would like a free CMA, click here to contact your Integra Realty REALTOR® today!2024-01-29T13:32:59-07:002024-01-30T11:59:42-07:00Russ Lockamytag:myintegrarealty.com,2012-09-20:18382North Carolina's Best Mountains to VisitNorth Carolina is a state blessed with diverse landscapes, and its mountains are among the most captivating natural wonders. Are you or a loved one struggling to let go of your cherished home, torn between the desire to be closerto family and the overwhelming thought of moving?
The weight of leaving behind not just a house and community but a lifetime of memories can be a heavy burden to bear.
Let me share with you a story of a family I recently worked with, who found themselves in a similar situation. Their children and grandchildren had relocated to another area, and they realized that in order to fully embrace this new chapter in life, they needed to be near their loved ones. They had spent decades in their beloved two-story home, the very place where their children had grown up, and now they longed for a smaller ranch-style house close to their family. The thought of leaving behind the community they had built for many years, including their church, doctors, dentist, chiropractor, and even their favorite local grocery store, was daunting. However, they recognized that the sacrifices they would have to make were ultimately worth it for the joy of being closer to family.
When we initially discussed their options, the sadness and fear of bidding farewell to their home overshadowed any excitement about a fresh start in a more manageable space. However, as we developed a strategic plan and approached each milestone, their anticipation grew. Eventually, they made the courageous leap into their new home and discovered that they absolutely loved it. Along the way, they realized that tackling the challenges of moving sooner rather than later was the right decision. They are now relishing the experience of forming new connections in their new community while staying connected with their friends from their previous neighborhood.
If you find yourself in a similar predicament, rest assured that there is a solution. we are here to assist you in navigating the emotional obstacles of downsizing and to create a personalized, step-by-step plan for you or your loved one. Each stage of the process will be approached with care and consideration, allowing you or your loved one the peace of mind you deserve. we would be delighted to share how this plan can be tailored to your unique circumstances. Please don't hesitate to reach out and take the first step toward a smoother transition. Together, we can make your dream of being closer to family a reality.

Understanding Offer Rejections and Negotiations in the Raleigh NC Real Estate Market with Integra Realty
In the bustling real estate market of Raleigh, North Carolina, where Integra Realty is a prominent player, the dynamics of buying and selling homes can often be both exhilarating and perplexing for all parties involved. One common scenario that unfolds during these transactions is the rejection of an offer. When an offer is rejected, particularly when competing against higher-priced offers, buyers are left wondering about the reasons behind the decision. They may even ponder whether they have the right to know why their offer was turned down or if they can gain insights into the competing offers.
In the intricate dance of real estate negotiations, communication between buyers, sellers, and their respective agents is pivotal. When an offer is rejected, it's natural for buyers to seek clarity on the rejection. They want to understand whether their terms were unsuitable or if there were other factors at play. However, within the legal framework, the curtain between buyers and the specifics of competing offers remains firmly drawn.
In Raleigh's real estate market, as in many others, buyers' agents and listing agents are usually in close communication throughout the negotiation process. This involves discussing offer details, terms, and conditions. Despite this openness, buyers themselves do not possess the legal right to physically access information about other offers. Such information is held exclusively by the seller and the listing agent, with no obligation to disclose those details.
This practice might leave some buyers frustrated, yearning for transparency in a high-stakes transaction. While buyers' agents can inquire about the rejection rationale and seek clarifications, the disclosure of other offers' specifics is at the seller's discretion. This delicate balance between buyer curiosity and seller privacy underscores the complexity of real estate negotiations.
However, the situation takes a different turn when a buyer's offer is rejected without a counteroffer. In such cases, most listing agents often provide buyers' agents with insights into why the offer was declined. These explanations could stem from less favorable terms, a contingent offer that necessitates the sale of the buyer's property, or other considerations. In these instances, the goal is to foster understanding and potentially pave the way for more favorable terms in a future offer.
The uniqueness of each real estate transaction requires a tailored approach to negotiations. While some sellers might choose to disclose reasons for rejection, others may not. This variance underscores the importance of astute communication and strategic maneuvering by both buyers and sellers, alongside their agents.
Navigating these intricacies often starts well before the offer is even penned. As a buyer's agent, engaging in proactive conversations with the listing agent becomes a strategic move. These preliminary discussions help to gauge the seller's expectations, any history of previous offers, and the nuances that could influence the offer's success. A seasoned buyer's agent recognizes that time spent understanding the seller's priorities can reduce the need for multiple rounds of counteroffers and extensive back-and-forths.
In the world of real estate, negotiation is an art form. Both buyers and sellers, backed by their skilled agents, must blend creativity with effective communication. This harmonious collaboration can lead to well-crafted offers that stand a better chance of acceptance from the outset, minimizing the need for exhaustive negotiation rounds.
In Raleigh, NC, where the real estate market is dynamic and competitive, an offer rejection isn't necessarily a closed door. It's an opportunity to refine, strategize, and align with the seller's needs. While buyers may not have a legal right to see competing offers, they possess the power to engage in strategic conversations, craft compelling offers, and navigate the intricate dance of real estate negotiations with finesse.2023-08-11T09:59:47-07:002023-08-11T10:06:42-07:00Russ Lockamytag:myintegrarealty.com,2012-09-20:17465If You're Buying a House in 2024 Start Now With These Tips
If 2024 is the year you are going to be a homeowner or perhaps you're going to sell your house and purchase a new one, start now before you're even looking at any homes.
Let's start with first-time homebuyers; if you've never purchased a property before but you're tired of renting in 2023 is your year to be a homeowner, start now, immediately, by saving up some money and getting your credit in good condition.
It's important to have a credit score of at least 680 so get a check of your credit score by one of the three main credit scoring companies or simply by one of the free companies out there. It's a simple check and you can certainly order a report as well stating more information, all of your accounts and past accounts, and check for any errors. Get this all in good working order.
If you need to increase your credit score, make sure that all of your bills are paid on time, pay off any outstanding debt, correct any errors or mistakes, and stay up-to-date on all of your bills and payments.
It's also important to save a little bit of money. There are low down payment options and ways to save money when buying a house, but purchasing property still takes some liquid cash. You'll need money to put down an earnest money deposit, which is typically anywhere from 1% to 5% of the purchase price of the home. This could mean several thousands of dollars that you'll need to hand over to your real estate agent in order to secure the property.
You may also need money for things like appraisals, inspections, and down payments. The FHA has a 3.5% down payment option and there are different grants and assistance programs to help make up the difference.
Make a list of what you're looking for. This may be difficult if you've been a renter for quite some time. But remember, you will now be responsible for everything in the house, so if something breaks, you will need to be the one that repairs it or replaces it. Moving into a condominium or townhouse might be a great transitional home is everything on the inside of the home is your responsibility while everything that is on the outside, exterior or common areas is the responsibility of the homeowners association.
If you are selling your home and buying a new one.
If you plan on selling in 2023 or 2024 and purchasing a new property you probably have some idea of what being a homeowner is really like. As with first-time homebuyers, it's important to save up some money and improve your credit score and history. You probably also have a good idea as to what you don't like and things you do like about your current house. Make notes, make a checklist, and write down things that you simply will not stand for or tolerate and items that you simply must have in the home. Be specific. Make notes as to what you want in the neighborhood as well. Do you want to be within a certain school district? Do you want to be close to markets, banks and, necessities? Are you looking to live in a neighborhood or farther from town?
One good thing about selling a home and buying a new one is at the equity you should gain from the sale of your current home should pay for most if not all of the down payment on a new house. This is usually only the case if you've lived in the home at least 3 to 5 years. However, it's still important to have liquid funds available for your earnest money deposit and home inspection. Plus, you want to be well aware as to what the closing costs will be as your down payment may not cover your closing costs.
Once you are prepared to purchase a house you can confidently jump into the real estate market browsing homes, making notes about what you love and what you don't like, until you find the home of your dreams.
Property Protection: Insurance protects your personal belongings against damage or loss caused by various perils, such as fire, theft, vandalism, or natural disasters like hurricanes or earthquakes. It provides financial coverage to repair or rebuild your house, protecting your investment.
Personal Belongings Coverage: Apart from the structure itself, homeowners insurance also covers your personal belongings within the insured property. This includes furniture, appliances, clothing, electronics, and other possessions. If they are damaged, stolen or destroyed, the insurance policy can help cover the cost of replacement.
Liability Coverage: Homeowners insurance often includes liability insurance, which protects you in case someone gets injured on your property and decides to sue you. It can help cover legal expenses, medical bills, and potential settlement costs, offering you financial protection and peace of mind.
Mortgage Requirement: If you have a mortgage on your home, the lender will typically require you to have homeowners insurance. It serves as a safeguard for the lender's investment, ensuring that if something happens to the property, it can be repaired or rebuilt.
Financial Security: Having homeowners insurance provides financial security and protects your savings. It helps you recover from unexpected events without facing significant financial burdens. The insurance company bears the cost of repairs, replacements, or rebuilding, depending on the terms of the policy.

Outdoor Efficiency
Outdoor automation is one of the most diverse parts of having a smart home because there is so much you can do based on your property type! From outdoor lighting to automated lawncare, there’s so much you can do to make the outside of your home just as efficient as the inside!
Lighting

Lighting can be as simple as motion sensor flood lighting or as intricate as specialized entertainment lighting. All of which have the ability to be controlled via smart device depending on the capabilities of the lighting purchased.
Entertainment lighting can make any event at your home from outdoor dinners to garden parties have an extra level of finesse. These can be controlled via smart device and can even be synced to music systems. An additional smart feature of entertainment lighting is the ability to brighten or dim the settings for the type of event you’re having.
Solar lighting can be another option that saves money over time and is also very energy efficient. Many think you lose the ability to control with a smart device, but there are actually many solar lights that have those capabilities! While these can have a larger price point up front, they are an investment that will save money long term.
Security

Floodlights are one of the more common outdoor smart features that individuals include in their homes. They can do so much more than scare away burglars with motion sensing! Floodlights also have the ability to be scheduled to come on at certain times, use as additional outdoor lighting when needed, and can be turned on at the touch of a button if you’re out of town, etc.
Cameras are another large security option you may want to use to enhance the smart features of your home. Outdoor camera options can be used to keep an eye on trespassers on your property, trail cameras to keep an eye out for wildlife on large properties, and even doorbell cameras to see who is at the door and watch for package deliveries.
Entertainment

Pools and hot tubs are great entertainment options for your family and your friends to enjoy. Although they can be a lot of upkeep, there are new smart options for pools that make their upkeep a little easier on the owner! Temperature control systems are popular in climates that have multiple seasons. This allows you to use your outdoor entertainment spaces all year long. You can also employ automated pool pump systems to help keep your pool areas clean. There are also systems that can tell you chemical levels in your pool so you can keep up to date on upkeep before the chemical levels get out of control.
Entertainment systems allow you to set the mood of your outdoor space. An increasingly popular purchase for smart homes has become outdoor projectors. This allows you to create a fully automated viewing system to watch movies with the family, or have a showing for the whole street! Outdoor speakers are also a popular option and can easily be controlled via a smart device so you never have to step away from your conversation to alter the sound!

Key Takeaways
Inventory
Inventory continues to be a problem in our market. In fact, at one point during July there were fewer homes on the market than at any point in the last 30 years. Considering the growth of our area that is a significant figure. The Covid-19 pandemic has only exacerbated the issue by lagging construction and sellers putting off listing until next year.
Interest Rates
Interest rates dropped below 3% in July for the first time in history. This only pushes demand even higher on an already high demand industry. While no one has a crystal ball, experts expect rates to stay low for the foreseeable future.
Conclusion
Now is the perfect time to sell your home quickly for a high price. And if you are in the market to buy, you'll get to take advantage of the historically low interest rates we are seeing now, but in this market it's more important than ever to have an Integra Realty REALTOR® on your side!

New technologies have made Smart Homes more accessible than ever! From smart phones to smart devices and automated living to high efficiency upgrades, there are more ways than ever to have a smart home and save yourself some money along the way! A survey done by Metova revealed that 90% of US consumers surveyed had some type of smart device in their home – so you might as well have a device that also improves efficiency!
Smart Thermostats
If you’re using a dated thermostat, it could be costing you money! As much as 10-20% more than using a smart thermostat. While some are better than others, and as always you should do your research, they’re a great money saving tool!
Smart thermostats connect directly to your Wifi and many come with apps compatible with most smart phones. From the app, you can set schedules for when you’re not home, when you go to bed, seasonal settings, and more. From your app, you can track usage rates, set your system, change the temperature even when you’re not home, and even receive alerts. Some of the more advanced apps allow you to receive emergency alerts when carbon monoxide or other chemicals are detected, alerts to change air filters, and notify you of a problem with your heating and air system.
Home Monitoring Systems / Security
Home monitoring systems work very well if you have multiple smart features in your home that you need to control at one time. These systems often come with a build-your-own type monitoring that allows you to add the systems you need for your home.
Some of the additions may include:
Security
Cameras
Thermostats
Lighting
Automatic Curtains
Door Locks
Internet Connection
Smart Electrical Outlets
Speaker Systems
Gates
These systems allow for your home to be as automated as you would like and gives you the power to control your home from wherever you may be. You can truly customize the system for your home to best suit your needs. This is especially handy for those that travel frequently and want to check in on their home or make it seem as if someone is home to tighten security.
Smart and Efficient Lighting and Electrical
We are starting to see in more and more homes a trend of motion sensor lighting. This can help with your energy usage and you won’t be running around turning off the lights in every room! One drawback to this may be if you become still in a room where the light is on for an extended time, the light may go off and you’ll need to trip the sensor. Other than that, these are a great way to improve the efficiency of your home.
Another way to automate lighting is to have smart electrical outlets. These need not be installed, but you can simply plug in an automated addition to your current outlet. This allows you to control when items that are plugged in turn on and off – either on a set time or timer, or being able to turn on and off via an app.

Welcome to our series on Smart Homes! We’re going to start off this series by sharing the different types of home certifications you may see when touring homes for sale and what they actually mean. There are some certifications you may want to look for in your next home! If so, make sure you mention those to your Realtor so they can keep an eye out for Smart Homes in the Triangle that fit your needs!
National Green Building Standards (NGBS)

This certification program contains six parts designed to create healthier homes. The NGBS focuses on improving site design, resource efficiency, water efficiency, energy efficiency, indoor environmental air quality, and building operation and maintenance. This certification is accomplished via a third party to be :
Healthier: fresh air ventilation, limits pollutants and contaminants, prevent moisture problems
Less Cost: cost-effective energy and water efficiency practices
Sustainable Lifestyle: reducing carbon footprint, responsible land development, preserves natural resources
LEED Certification

The Leadership in Energy and Environmental Design (LEED) is the most widely used third party verification for green buildings. Homes can earn one of four rating levels: Certified, Silver, Gold, or Platinum. Homes with one of these certifications are resource efficient, use less water and energy, reduce greenhouse emissions, and save money.
ecoSelect

This certification focuses on quality assurance, high performance building envelope, programmable thermostats, energy efficient lighting, high efficiency HVAC, reduced water usage, and advanced air sealing. This certification can be expanded to include ENERGY STAR, Green, Solar, and Zero.
ENERGY STAR

ENERGY STAR is one of the most common certifications and one of the most recognized as well. This certification reduces energy bills and improves comfort while reducing greenhouse gas emissions. Benefits of having an ENERGY STAR certified home include:
Independent inspections and testing from certified professionals
Materials and equipment that deliver better performance and quality
Consistent temperatures with constant supply of fresh, filtered air reducing indoor pollutants, dust, pollen, and allergens
Lower utility and maintenance costs
HERS Rating

This rating system inspects, tests, and calculates home energy performance. Certified inspectors verify energy efficiency. A standard home ranks at 100 with lower numbers meaning more energy efficient.
DOE Zero Energy

The DOE Zero Energy Ready Home Program has seven components allowing the Department of Energy to evaluate homes to be comfortable, energy efficient, and performance ready. Aspects of these homes include optimized thermal protection, whole-house water protection, high-performance heating and cooling, high-efficiency components, comprehensive indoor air quality, solar-ready construction, and enhanced quality assurance.
If you have a DOE Energy Ready Home, these homes are also HERS rated and ENERGY STAR rated.
Passive House (PHIUS)

Passive House is for ultra-low energy buildings that require little energy for space heating or cooling. If you have a PHIUS certification, you will have:
DOE Zero Energy Ready Home Status
EPA Indoor airPLUS Label
HERS Rating
EPA Indoor AirPLUS

This specification by the Environmental Protection Agency helps home builders improve the quality of indoor air. This includes installation of moisture control systems, heating, ventilating and air conditioning systems, combustion venting systems, radon resistant construction, and low emitting building materials.

Websters defines courteousness as having respect for and consideration of others. If adding value is our “what” we do then being courteous is our “how” we do it. Unfortunately, common courtesy isn’t so common in our profession. I have seen too many transactions fall through or come into danger of falling through as a result of an agent not having respect for and consideration of others. At Integra Realty, we put our clients first, but we also realize that having respect, consideration, and being courteous to the other side of the transaction puts our client in a winning position. There is such a thing as a win-win in real estate transactions, and it’s what we strive for each and every time.
Integra Realty Rules of Common Courtesy
Be on time, and when life happens, give a heads up.
Return phone calls and messages promptly
Be completely honest
Communicate
Remain calm and never respond emotionally
Give feedback on showings
If it’s due tomorrow, do today
Don’t bad mouth anybody
And when in doubt, do to others as you’d have them do to you!
“A tree is known by its fruit; a man by his deeds. A good deed is never lost; he who sows courtesy reaps friendship, and he who plants kindness gathers love.” – Saint Basil

A couple of weeks ago somebody was lucky enough to win the greatest jackpot in lottery history of nearly $1.5B. Before you start calling me asking for some of that $, it wasn’t me. I actually didn’t buy a ticket. Not because I know the odds were stacked against me, but because I am passionate about what I do, and if I were to win, it would inhibit me from being able to continue doing it. At Integra Realty, we’ve got that kind of passion for helping you. Let me explain.
What we do matters.
We are assisting people in buying or selling the most valuable purchase of their life. And not just in a monetary sense. We are helping people find the place where they will make memories that will last longer than a lifetime.
We have a blast doing it.
It brings us more joy than anything in the world to see the face on our buyers’ when they find “it”. Then, once we found the home, we get to solve all the intricate problems and details along the way to ensure that everything runs smoothly to the end. It’s like putting together a real life puzzle that ends up with happy family in a happy home.
At Integra Realty, we truly love what we do, and we love doing it with you!

Don’t you love a good story about people who overcame odds to reach insurmountable goals in the face of adversity?
It’s one of the reasons I love watching sports and in particular college basketball. There is one person and one team that comes to mind when I think of perseverance and that is Coach Jim Valvano and the 1983 NC State basketball team. And Coach V’s speech at the Espy’s in 1993 just before ultimately losing his battle to cancer and his words of “Never Give Up, Don’t Ever Give Up.”
Being a REALTOR is tough. We live 100% off commission and our income is a direct result of our hustle, but sometimes, no matter how hard we work, deals don’t work out the way we plan in the beginning. At Integra Realty, we’ve got that “Never Give Up” attitude and will work with you until the deal is done! We persevere!

Potential homebuyers are always cautioned to be aware of mortgage lending standards and the difficulty they might face when trying to obtain a mortgage. Credit availability is expanding, making it easier to get a mortgage now than it was a year ago. The market is still tight however, and homebuyers should be prepared to shop around until they find a lender who is offering something that will meet the needs of their family.
Mortgage lending companies have high standards so it is important to make sure you and anyone else who will be included on the mortgage have their credit in check. The mortgage market is strict because lenders do not want to be put in a situation where they are forced to repurchase loans that are not paid on. They also do not want to end up in a litigation situation due to loan issues.
What Has Happened to the Number of Mortgages?
Due to the strict nature and requirements of the lending companies, the number of mortgages given out has significantly dropped. A report by the Housing Financial Policy Center at the Urban Institute showed that about 6.3 million fewer mortgages were given out between 2009 and 2015. The reasons behind this statistic are strict regulations and policies. These mortgages would have been granted if the lending standards where more reasonable.
Mortgage companies rely on calculations to determine if a home buyer will become delinquent on their payment. They will not give you a loan if you are too much of a risk for them. Credit history has a huge impact on this decision since lenders can see how often you pay back your debts. The history they receive is extensive. This view into your financial past causes lenders to take less risk when lending to you for your mortgage.
The Effect on the Economy
The housing market is recovering at a slower pace than it should since less potential homebuyers are being offered loans. While the market is still recovering with positive trends, fewer buyers can create a strain on other economic factors like home goods or construction jobs. Bottom Line
After the housing market boom and bust, mortgage lenders became stricter in their lending standards. It is not impossible to get a mortgage loan, but it can still be difficult for potential home buyers. Stay on top of your credit and make sure you and anyone else who is applying are in a good financial position so you can be approved for a loan. It is important to research different companies and their requirements to ensure success in getting a mortgage.2019-09-25T14:50:00-07:002019-09-25T14:51:56-07:00Brandy Lawsontag:myintegrarealty.com,2012-09-20:5795Why You Should Consider Selling in the Winter
The season you sell your home can have an impact on how much you get for your home and how quickly it sells. The season that has the most success in selling homes is spring. This is a good time of year for families moving to new school districts and is also more convenient weather for moving. Because of this trend, most people will recommend waiting to list your home until after the winter is over. Avoiding the winter is a huge misconception in the housing industry and can cause homeowners to miss out on opportunities.
Selling in the winter can give you a few advantages. There will be fewer houses on the market since most people assume winter is a bad time to sell. This gives your home more attention. Potential buyers are always looking no matter the time of year. Keeping your house on the market in the winter might bring the right buyer to your door. Real estate agents also tend to be less busy during these months and commit more time to getting your home sold.
Studies have shown winter buyers are buying because they need to move right away either for a relocation or personal situation. They will want to close quickly and allow for a much smoother sale.
Bottom Line
If you need to sell your home right away, or have some time but want to see what is out there, consider listing in the winter. Most homeowners who are going to sell will list their home in the spring, making for a competitive market. The winter allows buyers who are in a hurry to move consider your home and sell for more money than you would have in the spring.2019-09-25T14:50:00-07:002019-09-25T14:52:08-07:00Brandy Lawsontag:myintegrarealty.com,2012-09-20:5794Common Things to Look Out for Before Buying Your Dream Home
It is easy to become overwhelmed when you enter the home buying market. Friends, family, colleagues, and even acquaintances will give you their opinions if you are a first time home buyer. While most of them are looking out for your best interest, they are not fully aware of what is happening in the housing market.
It is important for you to be prepared and have your own questions ready. No matter what other opinions you are getting, you are the one buying the home and your comfort level will help make your final decision. Here are three important questions to ask before you purchase a home.
1. Why am I Buying a Home?
Regardless of the finances, it is important to think about what made you want to buy a home in the first place. Usually the reasons don’t have to do with money. Instead, home buyers are focused on how the house will impact their family in the future. A study done by the Joint Center for House Studies at Harvard found there are four reasons people buy a home. Those reasons include schools for your children, a safe environment, more room for your family to grow, and control of your own space.
These factors are the most common reasons people look to buy a new home. When you ask yourself why you are looking to purchase a home, do any of those factors come up? Spend time with your spouse or family members who are involved in this decision and determine why you want a home in the first place. Creating this list will help when searching for a home and can help your real estate agent find the best home for your needs.
2. What is the Trend with Home Values?
Our current economy and housing market is strong. That means home values and mortgage rates are increasing. If you are looking to purchase a home but want to stay within a budget, it may be in your best interest to move quickly. It is forecasted for these trends to continue in an upward motion, causing home values to continue to increase.
3. What About Current Mortgage Rates?
The ticket price is not the only thing you should be concerned with when purchasing a home. Mortgage rates are always changing and can have a huge impact on your monthly payments. Current trends show mortgage rates are rising. This is something to consider if you are debating the right time to purchase a home, since the rates may be even higher down the road.
Bottom Line
You and your family are the only ones who can determine the right time to purchase your dream home. It is important to decide exactly why you want a new home for your family and decide on a budget that will be comfortable moving forward. This budget may affect the amount of time you have to search for a home, since home prices and mortgage rates are increasing. 2019-09-25T14:50:00-07:002019-09-25T14:52:03-07:00Brandy Lawsontag:myintegrarealty.com,2012-09-20:5793Will Increasing Mortgage Rates Impact Home Prices?
There has been some discussion recently on home prices in relation to mortgage rates. Some believe if there is a rapid rise of mortgage rates, home prices should decrease. Logically it makes the most sense for the price of the house to drop when interest rates are rising, but this is not always the case.
This theory of home prices decreasing is typically discussed by future home buyers. As a buyer you would like to think if you are paying higher rates on your mortgage, you should be able to see a decrease in cost somewhere else. Unfortunately, these rates are rising because the economy is in better shape. As the economy succeeds, incomes rise, rates go up, as well as the price of the home.
A recent study by the John Burns Real Estate Consulting found mortgage rates have very little impact on the cost of the home. The housing market and price increases are affected by things like job growth in the area and rising wages. Coincidentally, these same factors are causing the rise in the mortgage rates since people can afford to take out more.
Bottom Line
As the economy progresses and strengthens, mortgage rates and home prices will fluctuate. It is a misconception as rates increase, home prices will decrease. Advances in the economy have shown that rates and home prices are more likely to increase together.2019-09-25T14:50:00-07:002019-09-25T14:52:00-07:00Brandy Lawsontag:myintegrarealty.com,2012-09-20:73752018 Triangle Parade of Homes2018 Triangle Parade of Homes

By County
One way you can tour the 2018 Triangle Parade of Homes is by County. Wake County has the vast majority of homes available, so you may want to stretch Wake County over a couple of weekends. Here is our recommendation when touring this way:
Week One: Durham & Orange County
Week Two: Chatham & Wake County
Week Three: Wake & Johnston County
Prices High to Low OR Prices Low to High
This is another popular way to tour homes in the parade. We do recommend if you’re touring by price to definitely plan ahead! You don’t want to be jumping from one side of town to the other. It’s helpful if you view all of the homes in the area you’re in and then move to the next area that homes in a similar price range!
Your Favorites, Only!
If you only have one weekend to view homes this year, you may just want to pick out your favorites to make sure you get to see your top picks! A great way to do this is to preview the homes on the Triangle Parade of Homes website – you can do that here.
As you’re going through the homes, make sure to “heart” your favorite homes and it will save to your 2018 Triangle Parade of Homes account for you to access later. You can also access your favorite homes later via the App if you’re on the go!
